Overview
About Keller
Keller sits on the western fringe of the Eastern Cross Timbers in northeast Tarrant County. Missouri families homesteaded near the headwaters of Big Bear Creek in the mid-1840s, Mount Gilead Baptist Church was founded in 1850, and the area became known as "Double Springs" for two large springs nearby, rediscovered in 1984 and now called Samantha Springs.
When the Texas and Pacific Railway reached the area in 1881, druggist H.W. Black set aside 40 acres for a town site called Athol. Within a year it was renamed Keller for John C. Keller, a railroad foreman, and the original downtown streets (Lamar, Main, Elm, Price, Taylor, Hill, Vine, Bates, Olive and Pecan) still carry their 1881 names.
Keller incorporated in 1955 and had 45,776 residents at the 2020 census. It is mostly residential, with more than 300 acres of developed parkland across 11 park sites and more than 26 miles of hiking and biking trails. The Census Bureau's American Community Survey placed Keller among the nation's highest-income cities of more than 20,000 people in 2021.

Housing
Homes & neighborhoods
Keller's housing is mostly single-family: established 1980s–2000s neighborhoods, many with mature trees and larger lots than nearby suburbs, plus custom and estate homes, equestrian and acreage pockets in north and west Keller, and limited newer infill and townhomes near Keller Town Center. Most of the city is in Keller ISD, but school assignments vary by address. Popular neighborhoods can move quickly, so Jamie helps buyers prepare to act decisively and reviews HOA rules and any special districts before you write an offer.

Property taxes
Keller property tax rates
2025 adopted rates per $100 of taxable value, from the Texas Comptroller:
| Taxing unit | Rate per $100 |
|---|---|
| Tarrant County | $0.1862 |
| City of Keller | $0.2870 |
| Keller ISD | $1.0852 |
| Combined (before special districts) | $1.5584 |
Example only: on a home appraised at the typical Keller value of $648,337, the combined rate works out to about $10,104 a year before exemptions. A homestead exemption lowers the school-tax portion (school districts must exempt $140,000 of a homestead's value, with an additional $60,000 for owners 65 or older or disabled, per the Texas Comptroller). Your actual bill depends on the appraised value, exemptions and any special districts.
Special districts (hospital, college, emergency services, MUD/PID and others) are not included and vary by property. Appraisal district: Tarrant County. This is general information, not tax advice.

Utilities, internet & flood checks
- Electricity: parts of this area are open to retail electric choice (compare plans at PowerToChoose.org), while many rural and some city areas are served by an electric cooperative or municipal utility with no choice. The provider depends on the exact address.
- Water & sewer: inside city limits, service usually comes from the city or a water supply corporation. Outside city limits, homes often rely on a water supply corporation or a private well plus an on-site septic system (OSSF). Ask for well and septic inspections before closing.
- Internet: options range from fiber and cable in town to fixed wireless and satellite in the country. Check any address on the FCC National Broadband Map.
- Flood risk: look up the property on the FEMA Flood Map Service Center and ask your insurance agent about flood coverage, even outside a mapped flood zone.
