Seller FAQ

Questions sellers ask

How much is my home (or land) worth in today's market?

Online estimates are a starting point, but they can miss condition, updates, acreage, water frontage and outbuildings. Jamie prepares a free comparative market analysis using active, pending and sold NTREIS data for similar properties. Request your home or land value.

Is now a good time to sell, or should I wait?

It depends more on your goals than on headlines. Prices and inventory vary by town; some suburban areas remain tight while many rural and lake markets have more listings. If you also plan to buy, the same market conditions affect your next purchase. Jamie can model both scenarios with current local data.

How long does it take to sell a house here?

In September 2026, median days on market for active listings ranged from 57 days in Tarrant County to 109 in Palo Pinto and 142 in Stephens County (Realtor.com). Add roughly 30–45 days to close once you accept an offer, depending on financing.

What are typical seller closing costs in Texas?

Common seller costs include any agreed commissions, the owner's title policy (often paid by the seller, but negotiable), a share of escrow fees, prorated property taxes, payoff of your mortgage, and any repairs or concessions you agree to. Jamie provides an estimated net sheet before you list.

How are real estate commissions handled now, and are they negotiable?

Commissions are not set by law and are always negotiable. Since August 2024, compensation for a buyer's agent is not offered through the MLS; sellers may still choose to offer buyer-agent compensation or concessions as part of a negotiated deal. Jamie explains your options in writing.

How can I estimate my net proceeds?

A seller net sheet starts with the expected sale price and subtracts your loan payoff, commissions, title and escrow fees, prorated taxes, HOA items, repairs and concessions. Jamie prepares one with a title company's current fee schedule so you can compare offers by net, not just price.

What should I fix before listing, and what can I skip?

Focus on safety items, obvious deferred maintenance, roof and HVAC issues, and anything an inspector will flag. Fresh paint, cleaning, landscaping and lighting give the best return. Major remodels rarely pay back before a sale. A pre-listing inspection can help you decide.

Can I sell my house "as-is" in Texas?

Yes, you can offer a home as-is, but buyers still typically inspect during the option period and can negotiate or terminate. As-is doesn't remove your duty to disclose known defects. Pricing must reflect condition.

What do I have to disclose on the Texas seller's disclosure?

Most residential sellers must provide a seller's disclosure of known conditions, including items like flooding history, foundation issues, roof leaks and septic or well details. The TREC form is on the TREC Seller's Disclosure Notice page. When in doubt, disclose, and ask an attorney about exemptions.

How are property taxes handled at closing when I sell?

Property taxes are usually prorated at closing: you pay for the part of the year you owned the home, and the buyer pays the rest when the bill comes due. The title company calculates it from the latest tax information.

Do I owe capital gains tax when I sell?

Texas has no state income tax. Federally, many homeowners can exclude up to $250,000 of gain ($500,000 for married couples filing jointly) on a primary residence if they meet ownership and use tests (IRS Publication 523). Land, rentals and second homes are different. Talk to a CPA.

How do I sell a home with a septic system or well?

Gather permits, maintenance contracts and pump-out records for the septic system, and well records and recent water tests. Many buyers and lenders will require inspections. Having records ready reduces surprises and keeps your closing on schedule.

How is acreage or ranch land priced?

Land is priced from sold comparables adjusted for size, road frontage, water (ponds, creeks, wells), topography, improvements, fencing, minerals, restrictions and utilities. Price per acre often falls as tract size rises. Jamie uses recent sold land comps rather than list prices.

What happens to my ag exemption, and who pays rollback taxes, when I sell land?

Open-space (ag) valuation can continue if the buyer keeps a qualifying use. If the land changes to a non-agricultural use, rollback taxes for the previous three years can be due (Texas Comptroller). The contract can address who pays; ask the appraisal district and your attorney.

How do I transfer my BRA dock permit when I sell a lake home?

At Possum Kingdom, the BRA On-Water Facility permit must be transferred to the buyer (a one-time $75 application/inspection fee). Inspect and repair the dock, walkways and retaining walls before listing to avoid closing delays (BRA).

Can I sell my house before it's paid off?

Yes. Most sellers still have a mortgage. The title company orders a payoff from your lender and pays it from the sale proceeds at closing; you receive the remaining balance.

I inherited a house. Where do I start?

First confirm who has legal authority to sell, which may require probate, a will, an affidavit of heirship or a transfer-on-death deed. A Texas probate attorney can advise you. Jamie can help with value, preparation and timing once ownership is clear.

Why isn't my house selling, and should I cut the price or offer a concession?

Usually it comes down to price, condition, photos or access. Review showing feedback and new comps. A price adjustment widens your buyer pool, while a seller credit can help buyers with rates or repairs. Jamie will show you the data for both.
