Possum Kingdom Lake and Graford ended September 2026 with list prices holding steady, more homes to choose from than a year ago and a slow, patient pace of sales. Lake levels also dipped this fall. Here are the latest public numbers and what they describe.

Prices: steady at the top of the region
Realtor.com's September 2026 data puts the median list price in ZIP 76449, which covers Graford and part of the lake, at $689,000, down 0.9% from September 2025. That is one of the highest medians anywhere west of Fort Worth, and it reflects how much of the area's inventory is waterfront or lake-view property.
Zillow's Home Value Index for Graford, a modeled estimate of a typical mid-tier home rather than a sale price, was $666,290 as of September 30, 2026, up 2.5% year over year.
County-wide, Realtor.com reported a Palo Pinto County median list price of $494,194 in September, down 4.8% from a year earlier, with 289 active listings.
Pace: lake property takes time
Homes in 76449 had a median of 137 days on market in September, compared with 109 days for Palo Pinto County as a whole. Only 9.8% of 76449 listings had a price reduction, compared with 15.6% county-wide. In plain terms, lake listings here tend to sit longer but get cut less often than homes elsewhere in the county. Sellers usually do best with patient, well-supported pricing. Buyers often have time to do their homework on docks, septic and shoreline permits.
New listings were light: Realtor.com counted 10 new listings in 76449 during September, typical of a seasonal market heading into fall.
Lake level check
The Texas Water Development Board reported Possum Kingdom at 994.92 feet on October 17, 2026, or 87.1% full. That is about 4 feet below the 999-foot conservation pool. A year earlier, the lake sat at 997.10 feet (93.8% full). Water level affects how docks sit and how shorelines look during showings, so it's worth knowing when you tour.
