Life at Eagle Mountain Lake
Eagle Mountain Lake puts sailing, fishing and waterfront living minutes from northwest Fort Worth and Azle.
Overview
About Eagle Mountain Lake
Eagle Mountain Lake is a reservoir on the West Fork of the Trinity River in northwest Tarrant County, with its northern reaches touching Wise County. It is owned and managed by the Tarrant Regional Water District, and its dam was completed in the early 1930s as one of the region's original water-supply lakes, just upstream of Lake Worth.
For buyers who want lake life without a long drive, Eagle Mountain is the close-in choice: the shoreline sits between Azle, Pelican Bay, Lakeside, Newark and the far northwest edge of Fort Worth, a short drive from Loop 820 and Alliance.
Who Eagle Mountain Lake suits
Commuters who still want a boat in the water after work, families looking for space on the Azle and northwest Fort Worth side, and weekend sailors and anglers who don't want a two-hour drive to the water.
Lakeside living
Homes & neighborhoods around the lake
Homes range from older lake cottages and fixer-uppers on deep lots to custom waterfront homes, gated lake communities and newer subdivisions just off the water. The Azle and Pelican Bay side offers small-town living, while the eastern shore near Lakeside and Fort Worth puts you closer to Loop 820 and the Alliance corridor. Acreage and horse property are common on the Wise and Parker County fringes.
Waterfront purchases call for extra due diligence: TRWD shoreline and dock rules, septic systems, private or municipal water, flood elevations and insurance. Jamie walks buyers through each item.

Schools
Eagle Mountain Lake school districts
The lake is split among several districts, so the assigned schools depend on the exact address:
- Azle ISD serves much of the western shore around Azle and Pelican Bay. See our Azle guide for current TEA ratings.
- Eagle Mountain-Saginaw ISD serves much of the eastern and northeastern side toward northwest Fort Worth and Saginaw.
- Some addresses on the north end and the far edges fall in neighboring districts such as Boyd ISD or Lake Worth ISD.
School boundaries don't follow the shoreline or city limits. Confirm assignments with the district, and check current A–F ratings on TXschools.gov.
Market notes
Eagle Mountain Lake home prices
There is no single price index for the lake itself. Waterfront homes typically command a clear premium over homes a few streets back, and value swings widely with frontage, water depth at the dock, views, lot size and age of the home. Off-water neighborhoods near the lake often price closer to the Azle and northwest Fort Worth markets.

Property taxes
Eagle Mountain Lake property taxes
Your total rate depends on the county (most of the lake is in Tarrant County), the school district, and whether the home is inside a city such as Azle, Pelican Bay, Lakeside or Fort Worth or in unincorporated county. Some newer subdivisions add MUD or PID assessments. For a worked example on the Azle side, see the Azle tax table.
HOA and POA dues, rules and short-term-rental restrictions vary by community, so review them before you make an offer. Appraisal districts: Tarrant, Wise. This is general information, not tax advice.
Getting around
Commute & roads
SH 199 (Jacksboro Highway) runs along the south side of the lake between Azle and Fort Worth, connecting to Loop 820. FM 1220 and Boat Club Road serve the eastern shore, and FM 730 runs north from Azle along the west side. Downtown Fort Worth is typically about a 30–40 minute drive without traffic, depending on which side of the lake you're on.
Outdoors
Lakes & recreation
Eagle Mountain is known for sailing, boating and fishing for white bass, largemouth bass, hybrid striper and catfish. Marinas and boat ramps are spread around the shoreline, and Lake Worth is just downstream.
