Parker County Market Update: October 2026

Parker County's housing market kept moving toward balance in the third quarter of 2026. Sold prices eased a little, inventory tightened and buyers kept closing at a steady clip. The towns closest to Fort Worth stayed tight. Here's what September's public data shows.

  • 5.1 monthsMonths of inventory in Q3, down from 5.7 a year earlier

County picture

According to the Greater Fort Worth Association of REALTORS® (GFWAR), Parker County's third-quarter median sold price was $465,750, down 3% from Q3 2025. September alone came in at $454,995, down 5.2%. Active listings fell 6.7% and closed sales rose 1.7%, so months of inventory dropped from 5.7 to 5.1. That is still more supply than Tarrant County, which GFWAR put at 3.6 months.

On the listing side, Realtor.com reported a September median list price of $549,900 (+2.8% year over year), 1,165 active listings (-9.7%), a median of 73 days on market, and price reductions on 27.2% of listings. The gap between list and sold medians is a reminder to price from sold comparables, not from what neighbors are asking.

Town by town (September 2026, GFWAR)

  • Aledo: median sold $510,000 with 2.4 months of inventory and 39 days on market. The 41.6% year-over-year jump comes from a small number of sales, so read it with caution.
  • Willow Park: median $462,500 (-1.6%), 2.6 months of inventory, 47 days on market.
  • Weatherford: median $327,000 (-5.2%), 201 active listings, 4.4 months of inventory, 66 days on market.

GFWAR's ZIP-level report shows the same split. ZIP 76008 (Aledo) had 69 closings at a $474,995 median with 4.1 months of inventory. Sellers there received 96.2% of original list price. ZIP 76082 (Springtown) had 44 closings at $380,000 with 5.8 months of inventory.

What it describes

The eastern edge of the county, around Aledo, Willow Park and Hudson Oaks, is behaving like a seller-leaning market. Weatherford and the rural north and west have more choices and longer timelines, which gives buyers room to negotiate and makes careful pricing and preparation important for sellers. Acreage buyers can start with our land and acreage guide and Texas land loan guide.
