Keller & Roanoke Market Update: October 2026

The Keller–Roanoke corridor stayed one of the tighter markets around Fort Worth in September 2026, with under four months of inventory in each of its main ZIP codes. The month's numbers also show how much results can swing from one ZIP to the next.

Keller (ZIP 76248)

GFWAR's September ZIP report shows 59 closed sales in 76248, up 78.8% from September 2025, at a median of $693,250 (+5.0%). Days on market came in at 50, sellers received 94.4% of original list price, and there were 115 active listings, or 2.6 months of inventory. Year to date, the 76248 median is $655,000, unchanged from last year.

Realtor.com's September data for the same ZIP shows a $752,475 median list price and 118 active listings, 18% more than a year earlier. Zillow's Home Value Index for Keller was $648,337 as of September 30 (+1.9%).

Roanoke and Trophy Club (ZIP 76262)

In 76262, GFWAR counted 41 closings in September, down 28.1% year over year, at a median of $570,000 (-16.2%). With so few sales, one month's median depends a lot on which homes happened to close. The year-to-date median of $670,000 (+3.1%) gives a steadier read. Days on market came in at 56, close-to-original-list was 94.1%, and inventory stood at 3.7 months with 187 active listings.

Zillow's index puts Roanoke at $423,154 (-0.9%) and Trophy Club at $685,654 (-0.6%) as of September 30.

North Fort Worth next door (ZIP 76244)

Just south and west of Keller, 76244 recorded 67 closings at a $381,200 median (-3.9%). Days on market there were just 37, with 2.5 months of inventory and 95.9% of original list price received. For comparison, GFWAR's Tarrant County median was $345,000 in September, unchanged from a year earlier, with 3.6 months of inventory.

Neighboring Southlake ($1,318,423, +4.6%) and Westlake ($3,226,073, +2.1%) remain the corridor's high end on Zillow's September index. See also Northlake and Grapevine.

Taken together, the corridor is still leaning toward sellers on inventory, but buyers are closing a few points under original list price on average. Pricing from recent sold comparables, not from list prices, matters on both sides of the deal.

ZIP codes don't follow city limits. Sold prices (GFWAR/MLS), list prices (Realtor.com) and modeled values (Zillow) measure different things. Recent closed-sale counts are preliminary. This is general market information, not an appraisal or a prediction.
